5 Jasper Avenue, Barwon Heads.

A modest timber home in old Barwon Heads has sold about $120,000 above expectations amid competition from three buyers.

The 563sq m property at 5 Jasper Avenue sold for $1.37m at Saturday’s auction, RT Edgar, Barwon Heads agent Andy Ingham said.

More than 100 people watched the auction — one of a string of Australia Day long weekend sales in beachside towns on the Bellarine Peninsula and Surf Coast.

“There was a couple of younger couples were looking to do a little to it and then down the track build a home.

“It was leased for the moment, so they could keep the tenant for a while and draw up their plans.

“The people that ended up buying it, they’ll do a little bit to it but they’ll end up using I as a holiday home,” he said.

The vendors watched the auction from Sydney, Mr Ingham said.

Properties in this section of Barwon Heads are usually popular because they’re close to the beach town’s main amenities.

“They’re not making any more land and that old part of town where you’re a walk from the main street, the river, the primary school (if you’ve got kids), and the village green — you’re 500m radius from all those things.”

There are three original houses and a vacant block on the market in the old grid of Barwon Heads east of Golf Links Road.

Barwon Heads’ median house price climbed 18.5 per cent in the past year to $1.18m, according to Hometrack data.
