COVID-19: Five contest renovated Belmont home after virus rules hit scheduled auction

Strong interest from five buyers has ensured that sellers of a renovated Belmont house will walk away with more than they asked for.

The buyers put their best offers on the table before last weekend after drastic social distancing laws changed their auction campaign mid-stream.

But the change didn’t affect their sale price, which was more than $620,000.

The weatherboard house at 3 Spring St was scheduled to be auctioned last weekend, but Stockdale & Leggo, Belmont agent Laura Berry pivoted to a private treaty campaign after public auctions and house inspections were banned in the wake of the COVID-19 pandemic.

Despite the coronavirus snag, strong interest in the property continued throughout the campaign, which finished on April 4 as expected with buyers highest and best offers.

“We had wonderful numbers there, close to 40 groups visited that home,” Ms Berry said.

“Private inspections were very strong as well.

We were quoting $580,000 to $620,000. It sold above the top of that range,” she said.

A young professional couple secured the property as their first home, she said.

“It was such a delightful house. It was a house that you could just move into and completely enjoy,” Ms Berry said.

“It wasn’t a house they had improved for resale, they had improved it to enjoy living in it and it really resonated with buyers. It had a very young feel to it.”

The house last sold in 2005 for $182,500, according to CoreLogic records.

The owners added to the character features with a modern renovation that included double glazing to the rear of the house, solar panels, a security system, ducted heating, evaporative cooling and built-in surround sound speakers and motion sensors.

A formal lounge area with an ornate fireplace, decorative cornices and high ceilings impressed, while the second family space links directly to the garden.
